Jersey Shore Real Estate, Netflix and the 2026 Market with Amber Fernicola of Keller Williams

Grit, Real Estate, and the 2026 Market: A Conversation with Jersey Shore Realtor Amber Fernicola

At the Grit Won’t Quit Podcast studio in Belmar, New Jersey, host Tom sat down with Amber Fernicola, a Jersey Shore native and luxury realtor with Keller Williams Realty in Spring Lake.

What followed was a candid conversation about grit, entrepreneurship, raising a family, and what the future of the Jersey Shore real estate market could look like in 2026.

Amber shared not only her predictions for the upcoming housing market but also the behind-the-scenes reality of building a successful real estate career while raising two boys as a single mom.

From Jersey Shore Local to Trusted Realtor

Amber is truly local to the Jersey Shore. Born and raised in Belmar, she has deep roots in the community and an insider’s perspective on the towns buyers are eager to move to.

She attended St. Rose High School before heading to Rutgers University. That lifelong connection to the area gives her a genuine perspective when helping buyers find homes across towns like Belmar, Spring Lake, Brielle, and Manasquan.

Over the last 14 years in real estate, Amber has built an impressive track record, closing more than 160 home sales.

While many agents only handle a few transactions each year, Amber has built a reputation for consistency, professionalism, and dedication to her clients.

Her philosophy is simple:

Every listing deserves the same level of attention — whether it’s a $500,000 home or a $6 million property.

The Reality of Being a Realtor

One of the biggest misconceptions about real estate is that it’s easy.

Amber explained that while people see “For Sale” and “Sold” signs around town, they rarely see the work happening behind the scenes.

Real estate transactions involve:

  • Coordinating with inspectors

  • Working with attorneys and appraisers

  • Managing negotiations

  • Communicating constantly with buyers and sellers

  • Solving unexpected problems before closing

It’s also a business that never really stops.

Calls come at night, on weekends, and often during family events. For Amber, it’s part of the commitment she makes to every client.

Real estate agents operate almost like entrepreneurs inside a brokerage. Although Amber works under the Keller Williams Realty brand, she essentially runs her own business.

“I will only make as much as I work.”

That mentality has helped her build a career with no cap on growth while maintaining the flexibility to be present for her kids.

Building a Business as a Single Mom

Amber’s journey into real estate is deeply connected to her personal story.

She has been raising her two sons on her own since they were very young after her marriage ended due to her former partner’s struggles with addiction.

Balancing motherhood and entrepreneurship wasn’t easy, but it fueled her drive.

Her real estate career became the foundation that allowed her to provide for her family while also setting an example of resilience and hard work for her children.

She often reminds them that the signs with her name around town represent something bigger — dedication, persistence, and building something from the ground up.

The Importance of Community

A big part of Amber’s success comes from staying deeply involved in the local community.

She participates in events and networking opportunities through the Jersey Shore Chamber of Commerce and frequently supports local causes and volunteer opportunities.

For Amber, relationships are everything in a tight-knit market like Monmouth County.

“Reputation is everything. This is a small community and people talk.”

That focus on relationships has helped generate repeat clients and referrals — the lifeblood of any successful real estate career.

What Amber Predicts for the 2026 Spring Housing Market

Looking ahead, Amber believes the 2026 real estate market at the Jersey Shore will be active, especially compared to the slower pace seen in the previous year.

Her key predictions include:

More Inventory Coming to Market

Many homeowners who paused their plans due to interest rate uncertainty may finally decide to move.

That could lead to more homes hitting the market, which would help ease the tight inventory conditions the region has experienced for years.

Prices Stabilizing

After several years of volatility, Amber expects prices to level out rather than spike dramatically.

That could create a healthier market for both buyers and sellers.

Buyers Adjusting to Interest Rates

One reality buyers are accepting is that the ultra-low mortgage rates of the pandemic era are unlikely to return.

Many homeowners locked in rates around 2%, but historically mortgage rates have been much higher — sometimes exceeding 10%.

As a result, buyers are beginning to adjust their expectations and move forward with their plans instead of waiting indefinitely.

A Major Wild Card: Netflix’s New Studio at Fort Monmouth

One of the biggest developments that could reshape the local housing market is the planned studio expansion from Netflix at the former Fort Monmouth.

The project is expected to bring significant investment and new jobs to the area.

Amber believes the ripple effects could be enormous.

Production studios require far more than actors and directors. They bring:

  • Production crews

  • Technical staff

  • Marketing teams

  • Administrative workers

  • Vendors and support businesses

All of those professionals need places to live.

That means new demand for:

  • Home purchases

  • Short-term rentals

  • Long-term rentals

  • Vacation properties near the shore

Towns throughout Monmouth County could benefit, and neighboring areas like Ocean County may see increased demand as well.

Why the Jersey Shore Remains a Top Place to Live

Even beyond new developments, Amber believes the Jersey Shore continues to stand out as a desirable place to live thanks to its unique combination of lifestyle and accessibility.

Residents enjoy:

  • Beachfront living

  • Walkable coastal towns

  • Easy access to New York City

  • Ferry, train, and airport connections

  • Strong local communities

Because there’s only so much beachfront property available, inventory will likely remain limited compared to demand — a factor that continues to support long-term property values.

Advice for Buyers Entering the Market

Amber emphasized that today’s fast-moving market requires buyers to work with a responsive team.

That includes:

  • A knowledgeable realtor

  • A reliable lender

  • An experienced real estate attorney

In competitive markets, timing matters. Waiting even a day to respond to an offer or schedule a showing can mean losing the opportunity entirely.

Real estate moves quickly — and having the right professionals on your side can make the difference between winning and missing out.

Final Thoughts

Amber’s story is one of perseverance, community, and entrepreneurship.

From raising two boys as a single mom to building a successful real estate career, her journey reflects the same mindset that defines the Jersey Shore itself: resilience, hard work, and optimism for the future.

With strong demand, potential new inventory, and major economic development on the horizon, 2026 could be an exciting year for the local housing market.

And for Amber, it’s just another opportunity to keep doing what she loves — helping people find their place at the Jersey Shore.
